The client:

Fercopor operates exclusively in the luxury residential real estate segment, developing high-end properties in prime Portuguese locations such as Vila do Conde, Porto, Lisbon and Vilamoura (Algarve).

Its value proposition is clear: superior locations, distinctive architecture, premium finishes and an end-to-end client experience that spans several years, from early project stages to post-delivery guarantee.

Context & Initial Challenge

Between 2021 and 2024, the company continued to raise quality standards across all projects and operations, resulting in significant growth in financial operations. While this growth strengthened Fercopor’s market position, it also exposed structural challenges:

  • Fragmented information across systems and spreadsheets.
  • Manual reporting processes (Excel and PowerPoint) that were time-consuming and error-prone.
  • Limited real-time visibility for management, partners and financial institutions.
  • Increasing pressure on finance and controlling teams to scale reporting without proportionally scaling headcount.

The organization quickly realized that traditional tools were no longer sufficient to support the scale, complexity and credibility required by a fast-growing real estate group.

The Solution

Fercopor   partnered with DevScope to design and implement a centralized Business Intelligence strategy, with a strong focus on automation, data reliability and scalability.

Key elements of the solution included:

  • Data centralization through the existing ERP, used as the single source of truth for: Sales contracts, Accounting and Treasury and Financial and Operational Data.
  • Power BI dashboards connected directly to ERP and SQL sources, covering:Treasury and Cash-Flow monitoring by project and bank account, Financial Performance and Management Reporting, Controlling and forecasting analysis and Executive and partner reporting pack.
  • Automated reporting: Dashboards refresh automatically, Reports are distributed without manual intervention and Consistent metrics over time, reducing human error.
  • Progressive enablement of internal teams: DevScope led the initial architecture, data modeling and dashboard development. Later, tailored Power BI training empowered Fercopor’s controlling team to develop and evolve reports independently. And Ongoing technical support ensured continuous improvement without breaking governance or data integrity.

This approach ensured that the solution was fully adapted to the realities of luxury real estate, where project-based financial visibility, credibility with banks and investors, and up to-date reporting are critical.

The Impact

The impact was immediate and measurable:

  • Up to 3–4 hours saved per day on treasury reporting alone: A daily cash-flow report that previously consumed an entire morning is now generated automatically.
  • Zero manual effort to prepare recurring management reports.
  • Higher data reliability eliminating copy-paste errors across spreadsheets and presentations.
  • Scalability without headcount growth. Without BI automation, Fercopor estimates it would need 2–3 additional controllers to maintain the same reporting level.

  • Teams shifted from repetitive tasks to value-added analysis.
  • New reports could be developed using the time freed by automation, creating a virtuous cycle.
  • Management gained real-time access to updated data, even during meetings and on mobile devices.
  • External stakeholders (banks, partners) received structured, consistent and credible information.

 

Key Indicators Improved

While formal KPIs were not initially defined, two improvements were consistently observed:

  • Productivity gains across finance and controlling.
  • Stakeholder satisfaction in the consumption and trustworthiness of information.

Beyond operational efficiency, BI became a strategic asset for Fercopor.

  • Internally, other departments (Commercial, Engineering) began requesting similar BI capabilities after seeing the results in Finance
  • Externally, BI reporting reinforced Fercopor’s credibility and organizational maturity, particularly with financial institutions
